FURNITURE, FIXTURE, EQUIPMENT AND ACCESORIES SELECTION (FF&E/A)
PKS prepares furniture plans with furniture and furnishings specifications, including finishes and fabric, as well as equipment, accessories specifications and schedules.

PKS is committed to the concept of sustainable design in all projects. The firm has certificate of Leadership in Energy and Environmental Design (LEED) accredited professionals on staff. PKS demonstrates an understanding and knowledge of methods and approaches used to develop environmentally responsible designs that save operating costs, provide flexibility for future changes and minimize impact on the environment.
COORDINATION WITH ENGINEERS AND CONSULTANTS
We coordinate work with engineers and consultants: structural, mechanical, electrical, plumbing, lighting, acoustical, audio-visual, commercial kitchen consultants.
PERMIT DRAWINGS
We create drawings for City, Department of Environmental and Public Health and other legal authorities as required, and we deal with drawings amendment requested by them.
BID DRAWINGS
We create drawings for bidding general contractors in order to assist you with selecting the most suitable builder for your project.
CONSTRUCTION DOCUMENTS
PKS prepares Construction Documents consisting of:
A. Working drawings for interior construction (hard line drafted plans, elevations and details) involving the finishes and materials included in interior build-out.
B. Detailed elevations, sections and specifications for all built-in and/or fixed cabinetwork.
C. Schedules and specifications for types and locations of doors, frames, hardware, fixtures, materials and colors for interior finishes.
D. Coded architectural, reflected ceiling, power/voice/data, equipment, finish, furniture plans and specifications.
E. Coded plans and specifications for window treatment and flooring.
CONSTRUCTION ADMINISTRATION
We assist Client during construction phase, review and approve shop drawings and/ or samples submitted by contractors, suppliers and vendors. PKS responds to general contractors questions (RFI's). We visit project site during construction to make sure it is built per design intent. PKS prepares and issue to such contractors, suppliers and vendors an appropriate “punch list” of interior construction items to be corrected, if any, before payment by Client.
